In January 2018, I missed my chance of raising the rent on my new incoming tenants because it didn’t come to mind until very late in the interview process. I didn’t write about my previous tenant’s sudden decision to move out in December 2017 after 1.5 years because they provided a relatively seamless transition by introducing their long time friends to replace them. I didn’t miss a month of rent and didn’t have to do any marketing so I felt I’d just keep the rent the same.

As with any successful investment, hard work is required. With residual income, however, that work tends to be upfront. Once your revenue stream is established, the work and time involved is significantly lower than active income sources. I sold back in the mid 80s. We took a second from the guy who purchased it. He paid us 7% a year on the amount he borrowed. That was actually a good thing. In a couple years, he paid the loan off early but we had an early payment clause that paid us six months of interest. I invested the proceeds in the market which was hot at the time. So, that was good. It turned out to be a great investment. My only regret was for diversification purposes, and that guaranteed income stream. We had one section 8 tenant who kept the place spotless, and we could always count on the government to pay. Plus if I had a good tenant, I would keep the rents low but with section 8, it didn’t matter, the government paid most of the rent and increasing the rental didn’t affect the tenant that much.
Building an app today is likened to creating a website back in the day. Nearly everyone is building an app. Everyone. Add Leverage (Mortgage) and you greatly increase the ROI especially from the perspective of using Rents (other peoples money) to pay down the mortgage and increase your equity in the property over time. At this point then yes price appreciation is secondary bonus and we have an arguement of how and why Real Estate can be better than Growth Stocks in some scenarios and for some investors.
I prefer assets that make me a high return for the lowest amount of work possible (semi-passive involvement). And assets that pay me in several unique ways. Cash flow is only one way RE makes money for me. I also get principal reductions, appreciation, tax advantages (depreciation), and I control the rental increases on a yearly basis. Plus a majority of the capital is provided by the secondary market on 30 year fixed low interest rate debt.

If you have specialized knowledge in a certain topic, you can put together an online course to teach others. For example, if you have experience in real estate investing, you can create an online course “Real Estate Investing 101”. The benefit of an online course is that once you create the course material, you can sell it to as many people as you want.

Creating multiple streams of income does not mean get a second job to supplement your current income. A second job does not provide you with the flexibility and freedom to increase your income.
