One of the easiest ways to get exposure to dividend stocks is to buy ETFs like DVY, VYM, and NOBL or index funds. You can also pay an algorithmic advisor like Wealthfront to automatically invest your money for you at a low fee. In the long run, it is very hard to outperform any index, therefore, the key is to pay the lowest fees possible while being invested in the market. Wealthfront charges $0 in fees for the first $15,000 and only 0.25% for any money over $10,000. Invest your idle money cheaply, instead of letting it lose purchasing power due to inflation. The key is to invest regularly.
We’ve discussed how to get started building passive income for financial freedom in a previous post. Now I’d like to rank the various passive income streams based on risk, return, and feasibility. The rankings are somewhat subjective, but they are born from my own real life experiences attempting to generate multiple types of passive income sources over the past 16 years.
Recently, the residual income (RI) model has become very popular in valuation because it purports to measure "value added" by explicitly taking into account the cost for capital in the income statement. Some proponents of the residual income approach have even suggested that the RI model is superior to the discounted cash flow (DCF) method and consequently, the DCF model should be abandoned in favor of the RI model. The residual income model is seductive because it purports to provide assessments of performance at any given point in time. The claim that the RI model is superior to the DCF model in valuation is puzzling because the RI model is simply an interesting algebraic rearrangement of the DCF model. Since the same information is used in both models, it is not unexpected that both models should give the same valuation results.
I’m selling a piece of land which costs me $7k in negative cash flow due to property taxes, I wrestle with the idea of using the 1031 exchange and put the proceeds into a rental. In this manner, I would save $70k in capital gains tax, and turn my negative $7k in cash flow into something positive. The idea of being a landlord though pains me. Just don’t know if it’s worth the hassle; clearly not if I make it back to the corporate world.
The first application of residual income, the remaining money after debts are paid each month, is relevant when analyzing a person's financial status or ability to qualify for financing. The second application, the more widely recognized meaning of residual income, is money that is received on an on-going basis for work that is completed once. This form of income allows the recipient to generate revenue that is not based on time limits. Residual income is the foundation for wealth because it offers flexibility in earning and maximizing income. It also allows income to be generated long after the work has been done.
This is mostly passive once you have it all set up, but it does take a lot of work at the beginning. Real estate investing also requires occasional maintenance. Currently, we invest in a couple of rental properties and earn about $500 profit from each per month. Do your due diligence and sign up to other relevant courses that you might find on that site or any other site out there. Go through those courses and build a curriculum that makes sense for your own course. Ensure that you take the time to do this the right way and that you don’t just try to slap something together. Remember, this is years and years worth of potential passive income here, so invest the right amount of time into this.
It is hard to do both but you’re not supposed to. You’re supposed to get your safety net down THEN try to do high wire acrobatics above it – not set up the two at the same time. So get retirement and your emergency fund squared away, then consider the stock market (taxable) and real estate. There’s no rush! Don’t let others dictate your future because they don’t have the same priorities as you. 🙂

As a private lender, you can lend to anyone in your social circle. For example, many home rehabbers need access to a source of capital they can tap into very quickly in order to fund the initial purchase of their properties. You can partner with a rehabber who uses your capital for a short-term in exchange for an interest rate that is mutually agreed upon.
ie first you need to haul ass and do something crazy, eg write a quality 20,000 word ebook (insanely not passive hahahah), but then you get to sit back and enjoy seeing PayPal sale messages pop up on your iPhone each morning as sale after sale after sale is made…on an ongoing basis and without any additional work. That’s some seriously Pina Colada flavored passive goodness!

Investing in rental properties: Another form of real estate investment, rental investments (i.e. becoming a landlord) could steer you down the passive income path of steady monthly rent checks that you can use to pay off a mortgage loan on the rental property. After the mortgage is paid off, those monthly checks go right into your bank account -- potentially for years to come. 
The original version of Barbara Winter’s book, Making a Living Without a Job, came out in 1993, and in it, she recommended creating multiple "profit centers," as opposed to building a single income stream. Over ten years later,  Robert Allen, the real estate entrepreneur, also wrote a couple books promoting the idea of multiple streams of income. Back then, building more than one source of income was difficult, time-consuming, and expensive. Fortunately, things have changed today. The Internet has made it easier, faster, and more affordable to generate multiple income streams.
Venture Debt ($12,240/year): The first venture debt fund has returned almost all my initial capital so I decided to invest $200,000 in the second fund. I took a risk investing $150,000 in my friend’s first fund, so I’m hoping there’s less risk in the second fund given he has four more years of experience on top of his 12+ years experience running a venture debt portfolio for another company.

For example my business is a LLC taxed as a S corp. I am active in it and my wife is not. She owns half the company because she fronted the money to start the company (but is not active at all in the business). I get paid a W2 salary for my work I put into it and any profits are distributed to my Wife and I as “dividends”. However the dividends are still taxed as active income at the higher tax rates.
The basic idea behind this approach is that a rate of return is required by investors from their resources which are under the management of the firm, provide compensation for their opportunity cost and account for the level of risk. This rate of return is considered the cost of equity and a formal equity cost has to be subtracted from net income. Again, for creating shareholder value, management should be capable of generating returns which is at least equal to this cost. Therefore, even if the income statement of a company report a profit, it can be actually unprofitable economically. Thus, it is possible that a value may be negative in this case, even though it is positive when traditional discounted cash flow approach is applied.
Residual income is calculated as net income less a charge for the cost of capital. The charge is known as the equity charge and is calculated as the value of equity capital multiplied by the cost of equity or the required rate of return on equity. Given the opportunity cost of equity, a company can have positive net income but negative residual income.
