It is interesting to note that these models, like EVA and MVA, usually apply the concept of residual income to the measurement of managerial effectiveness and executive compensation. However, for the exam we're most interested in the equity valuation applications of residual income models. Residual income models have also been proposed as a method to measure goodwill impairment.
However, residual income typically has an expiration date, especially if it is being earned through a business. Effort must be continuously put into the business in order for someone to continue to receive residual income. Businesses must continue to market themselves in order to remain relevant. The best way to look at residual income in this sense is that it is a part-time job that earns full-time income.

If you happen to have a blog that attracts a large, devoted viewer base each day, then selling branded products on it is an excellent way to make a little extra money. Things like t-shirts, posters, mugs, and bags that feature your brand name, or some witty copy that your niche may find attractive, will definitely find buyers on your site. You can also link up with affiliate marketers to drive more sales if the business seems to be working out.
Real Estate Crowdfunding ($9,600/year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real estate crowdfunding to keep sector exposure. I didn’t invest a lot in some of my favorite REITs because I felt a rising interest rate environment would be a stronger headwind for REITs. But if I could be more surgical with my real estate investments by identifying specific investments in stronger employment growth markets, I thought I could do better.

And while real estate is an excellent option, it does require a significant initial investment, so whether or not this passive income stream is right for you depends on your current financial situation. You might be better off starting with an investment strategy where you can build funds until you have a big enough sum to get involved in real estate.
I wanted to specifically call out one particular strategy within equity investing that bears mentioning – dividend growth investing is when you focus on stocks that not only pay a dividend but have a history of strong dividend growth. When I was first building my portfolio of individual stocks, I focused on buying companies with a history of dividends, a history of strong growth, and financials that supported a continuation of both.
(1) You don’t seem to be into REITs much. Private or public traded. Personally I find high-quality retail REITs quite attractive at today’s valuations. One of my favorite public REIT today is Simon Property Group (SPG). IMO they are being short-changed by the market today – yielding nearly 5%. I am happy collecting dividends! Have you considered non-traded REITs? I have been intrigued by Blackstone’s BREIT (core real-estate). It looks like a very safe bet but I haven’t invested in it yet. I’d have to open a wrap-fee account with a broker to be able to invest in it.
Investing in a business: Another good way to generate passive income is to invest in a business --even a small one -- in return for a percentage of the profits - just like Shark Tank, only smaller. Lending $10,000 to a local business that, for example, is working on a mobile app for Apple phones could lead to a passive income-generated share of the profits when that mobile app starts selling like hot cakes.
First: I understand why you would say that such investments are restricted to only accredited investors, because generally, that’s true. There are means, under federal securities regulations and Blue Sky laws in each state, to sell interests to non-accredited investors – but usually those means are so heavily regulated and involve disclosures so similar to cumbersome registration requirements that it is not worth it for the seller to offer to non-accredited investors.

Residual income valuation (RIV) which is also known as residual income method or residual income model (RIM) is an approach to or method of equity valuation which properly accounts for the cost of equity capital. The word ‘residual’ refers to any opportunity costs in excess which is measured as compared to the book value of the shareholders’ equity and the income that a firm generates after accounting for the true cost of capital is then the residual income. This approach is largely similar to the MVA/EVA based approach having similar advantages and logic.

In 2012, even I wrote a 150-page eBook about severance package negotiations that still regularly sells about ~35 copies a month at $85 each (2nd edition for 2017) without any effort. In order to generate $2,975 a month or $35,700 a year in passive income as I do now, I would need to invest $892,500 in something that generates a 4% yield! To earn $10,000 a year in passive income would therefore need roughly $250,000 in capital.


In addition to an extra income stream, residual income allows you to diversify your revenue sources. Instead of relying on your standard paycheck, you’re earning money through the royalties of an eBook or the sales of an online course. Diversity of income gives your overall financial portfolio more security and depth. Similar to passive income, residual income gives you more financial stability, flexibility with your lifestyle, additional retirement savings, and a more robust financial standing.

The book is not bad but it's not that great either. Think of it as an idea book in which you see him mention something and then research it futher. The rambling just becomes too much as you move along to the point where it becomes annoying to read. The tone the author uses is very nonchalant and he doesn't really explain anything. Ideas are just thrown out.
The main leakage from this sector are imports (M), which represent spending by residents into the rest of the world. The main injection provided by this sector is the exports of goods and services which generate income for the exporters from overseas residents. An example of the use of the overseas sector is Australia exporting wool to China, China pays the exporter of the wool (the farmer) therefore more money enters the economy thus making it an injection. Another example is China processing the wool into items such as coats and Australia importing the product by paying the Chinese exporter; since the money paying for the coat leaves the economy it is a leakage.
Anthony, nice setup! To your question about the rental mortgages, you haven’t said what interest rate you are paying. As a start, if you are paying more than the risk free rate (Treasury bills) which you probably are, then a true apples to apples comparison would be yes, pay off the mortgage. But, if you are comfortable taking more risk, you have other options to invest in which you *hope* will yield you more over the coming years. You also didn’t say whether the rentals generate net income and if so, how much? What is the implied rate of return on the equity you have invested in them? If you pay the mortgages off, you’ll have even more equity tied up, will the extra net income make that worthwhile? Maybe you should use the money to buy more rentals instead, if purchase opportunities still exist in your town. … this is less of an answer than a framework to analyze the decision, hope it is helpful.
The other point is that it is pretty easy to get started.  You don’t need to be super rich, and you don’t need a lot of time to get started.  To say it requires no time would be a lie, but you don’t need to make anything listed above your life.  You can work at your job, invest your excess income, save to buy a rental property or rent out a room in your current house, and you start a side job online without breaking a sweat.

Finally, I imagine the biggest debate with my ranking is Creating Your Own Product as the #1 passive income source. If most people have never created their own product, then it’s easy to give it a thumbs down. There won’t be much complaint about Private Equity Investing being in last place because most people are not accredited investors. But given I believe that plenty of people can create their own product if they try, pushback is inevitable because a lot of people simply don’t try!


Yet, there’s a level of determination that sets in when we truly want something badly enough. It allows us to supersede the realms of so-called impossibility, able to wield and manipulate the precious seconds, minutes and hours we do have in a day rather than squandering it. But that’s also why passive income is so important. Because we all have the same amount of time in a day, we can only earn so much money when we’re solely engaged in active-income-related endeavors. But we also know that producing any reasonable amount of passive income is monumentally difficult.
Owning property can earn you passive income for decades to come. Once you purchase a duplex, home, or apartment building as a rental property, you’ll earn a consistent monthly income with little work. Rent should cover your mortgage, taxes, repairs, and other expenses. You’ll continue to earn income by paying off your mortgage with the rent money and saving excess rental income.
Haha, that is too funny. I wanted to make an app back in the day called “MyShares” (You can probably tell how I cam up with the name at the time). The idea was that I would loan out books and DVD’s and then would never get them back. Then I thought, how cool would it be if I could rent those items out and that would motivate people to bring them back. Obviously, books and DVD’s are cheap, so this isn’t the money maker. The idea that would probably make the most money would be things like tools, ATVs, etc.

In terms of the circular flow of income model, the leakage that financial institutions provide in the economy is the option for households to save their money. The age old argument of total return versus income has been, incorrectly imo, categorized as an either or proposition. We are going to do both. Right now I have a lot cash in an on line money market. I also have investments in 2 passive Index funds in a taxable account. We then have substantial 401ks/IRA’s which we won’t touch for at least 10 years. My wife will continue to max out her sep and we will continue to invest in the index funds although with a smaller amount. We have already factored that in. I looked at how to cut into the monthly deficit. Here is what I observed.
