I am almost 50 years old and have invested during the dot.com and the 08/09 bear markets. I spent over a decade having my portfolio stay the same as what I had put in originally. At this stage I am fine with more fixed income and I also keep my extra properties empty or allow my adult kids to live there. I really enjoy using my assets to do some good for those I care about. I probably get more joy from that than just seeing the net worth build up.

Agree with primary residence. I have done the spreadsheets for renting, owning, stocks versus real estate, and it always comes out in favour of real estate by a huge margin, especially home because of leverage and tax free capital gains (but it will depend on the city). I am 100% in stocks in my portfolio, which provides cash flow for travel and is still growing. If we have a big crash I am okay with my rental and pensions and selling stocks for travel until the market recovers.

Depending on specialty, most of us can expect to be involved with a malpractice suit at least once in our career.  But what if you had 3 cases in the same year?  It is likely that you wouldn’t be able to continue to get malpractice coverage.  Or, if your malpractice is through a group, the insurance company may insist you be thrown out of the group or else the whole group’s rates will go up.  I know of at least one doc who was recently let go partly at the insistence of the malpractice insurance company.  Think your disability policy will cover this?  Think again.

During the somewhat turbulent August of 2015, I valued the S&P 500 using the classic discounted cash flow model as described here. With the market reaching the 2100 level once again despite a very poor earnings prognosis and slowing GDP growth, it seemingly is a good time to re-evaluate. Rather than updating numbers from just eight months ago, an alternative method to valuing the S&P 500 is employed.

Just curious why all equity, when there are several debt offerings in the 8-9%+ range that only tie up capital for 12 months or so? I haven’t yet gone the equity route for this reason. Teachable and Udemy are two of many, but these are the most prevalent, and they’re both intuitive and user-friendly. With Teachable, you have more control over your pricing and the look and feel of your course, but you don’t get a built-in audience. Instead you have to do all the marketing yourself. Udemy has a built-in base of students, but you don’t have as much control and they take more of your revenue.
Maybe such a business is owning a McDonald’s franchise or something. If one has the capital (Feasibility Score 2), then the returns might be good (Return Score 6). But the Risk Score is probably under a 5, b/c how many times have we seen franchise chains come and go? Like, what happened to Quiznos and Jamba Juice? A McDonald’s franchise was $500,000… probably much more now?

I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.
That is a nice list of passive income sources. Actually, the most up-to-date list of dividend growth stocks is the list of dividend champions, maintained by Dave Fish. The list of dividend aristocrats is incomplete at best. For example, the dividend champions list has over 100 companies that have managed to increase dividends each year for at least 25 years in a row. The list of dividend aristocrats has no more than 50 – 60.
Selling stuff you’re not even using on eBay or Amazon can be surprisingly profitable.  Not only do you get tax-free income, but you can spend less on housing and utilities because you don’t have to store all that stuff anymore.  Many people that start out selling on the internet just to get rid of their junk find it is so easy they open a side business doing it.

Here's another example. If a person owns apartments that are rented out at a profit, they earn money each month without working a specific number of hours. If the owner earns $100/month net income from each apartment, the determining factor is how many apartments they own, not how many hours they work. Therefore, they may own 1 apartment and make $100 net income each month, or they could own 500 apartments and make $50,000 ($100 per apartment) each month.
