Money from dividends, for example, are taxed at a lower rate than money from a job. A business owner who works in the company she or he founded would have to pay more self-employment payroll taxes compared to someone who merely had a passive interest in the same limited liability company who would pay only income taxes. In other words, the same income earned actively would be taxed at a higher rate than if it were earned passively.
I just started out with Affiliate Marketing (idea # 8) and it is not as easy as people make out to be. For me, the hardest part so far, is learning Search Engine Optimization (SEO) and driving traffic to my website. I’m only 3 months into it, but I am confident that the site will begin to generate some incom., I have to give it 6-9 months, so we’ll see.
This can be a little easier said than done, but if you have a large social media following, you can definitely earn money promoting a product or advertising for a company. You can even combine this with different marketing campaigns if you are an influencer and have your own blog (advertisement + affiliate income). This is how many bloggers make money! Again, it is not 100% passive but once set up correctly and then scaled, can be surprisingly lucrative.
I have to agree. Our Duplex cost us 200k initially in 1998. Over time and completely refurbishing the property with historically appropriate sensitivity, we invested another 200k or so. We just had a realtor advise us we could ask 700k for it today. It nets us 30k annually after taxes, insurance and maintenance. We still have a loan on it which I have not taken into account, that will be paid off within 5 years if we keep it. My mental drama now is, while I am quite giddy over the prospect of earning a tidy sum of profit if I sell, what then would I do to equal the ROI and monthly income this thing generates? Rents are low, they should be 4k a month and will only go up. Tempted to keep it and not sell. And while I do have some stocks, I basically suck at them. I am much better at doing properties.

For example my business is a LLC taxed as a S corp. I am active in it and my wife is not. She owns half the company because she fronted the money to start the company (but is not active at all in the business). I get paid a W2 salary for my work I put into it and any profits are distributed to my Wife and I as “dividends”. However the dividends are still taxed as active income at the higher tax rates.

Instead of being a consumer on Udemy you can instead be a producer, create your own video course, and allow users to purchase it. If you have 30 companies across 10 major industry sectors, each paying you dividends, then you can consider having 30 streams or at least 10 passive streams, from each of the diverse industry sectors. I find this more diverse than relying on rental income from one investment property tied to one location and one good tenant. Your point about website is absolutely valid – will be great to have Ten Factorial Rocks worth 7 figures in less than 5 years as you have done!

My personal finance blogs were started with $100, but you can start a blog with $20 if you buy hosting on a monthly basis. That’s 4 Starbucks coffees or 4 packs of cigarettes many paycheck to paycheck people do find a way to buy. After six months of HARD work, my first site started generating $2,000 a month, and today, those three sites generate over $5,000 a month, while all I have put in was hosting for $100-ish every year each, and a website redesign for under $1,000 after three years. Freelance writing and translation jobs are also a sizable part of my income that did not require any upfront investment. Investing $10 a month in index funds is also a realistic way for many to build yet another income stream.
This is a fairly new concept to me still, but I now see that multiple streams of income are definitely far better than one high income stream as you point out. I now work part time as a hospitalist. That job provides our biggest income stream, but I also work part time for an opioid treatment center, which could easily turn into a full time position if I ever needed it (the owner has told me “you always have a job here”). Additionally, my wife works full time AND she runs an airbnb room out of our home which pulls in easily 1000/month. Those combined with our investments in stocks/bonds give us 5 sources of income. In the past we relied solely on my full time work and it stressed me out knowing that at any time something could happen that could take that away from us (as you listed above). Since I started doing these other things and we diversified our income, I feel much more at ease and relaxed.

Obviously, these are much higher than you’re going to get with most other investments. In the summer of 2017, I first reinvested $250,000 into a RealtyShares Domestic Equity Fund. I already had $250,000 invested with them and I liked the projects they were choosing. Nice list. What keeps my family from getting more streams is the time it takes. I would actually be willing to work part time in medicine and make less money with a side-hustle just to keep things fresh and prevent burnout. Another way for generating income passively online is to create digital-only products through Etsy, which is by far one of the largest resources for selling arts, crafts and other collectibles online. What type of digital-only products could you sell on Etsy? Think about printable framed graphics for nurseries or motivational pictures for home offices.
Domain names cannot be replicated. If one is taken, the only recourse would be to approach the owner to discuss a sale. While there are other variations you could choose, sometimes owning a certain domain (especially if it is attached to your business) can be worth the premium. Often, people will scout out domain names that are still available, buy them, and then sit on them in order to sell them down the road. Depending on who may want the domain down the road, you could sell it for a large markup.
Within six months of selling, however, I had reinvested the proceeds from the home sale and brought total passive income for 2018 back up to an estimated $203,724. Without a clear plan for reinvesting the proceeds, I’m not sure I would have sold the house since I’m bullish on the SF housing market long term. I would throw in some caution here: if your spouse works at the same company, or in the same industry as you, you are not diversified, and should something happen, you could be in a world of hurt.  Companies do go out of business, companies do lay employees off.  There is nothing wrong with working together, but realize that you are not diversified and you should be trying to maximize other income streams as a result.

Writing and publishing an eBook has become a widely popular means of earning passive income in recent years. eBooks on non-fiction topics like online marketing, business development, career advice, and the like are especially successful. While fiction eBooks are also good sellers, the market for them is much more competitive as compared to non-fiction ones. Once you've written an eBook, you can put it up for sale on platforms like Amazon's Kindle Direct Publishing or Apple's iTunes Connect.
Although adding income streams takes time, creating them within your current business is faster and easier than starting completely new income streams from scratch. One interesting problem that arises though is with online work, that is, work performed via the internet. If one does not reside in one’s home country while doing it it might be considered illegal (so check on all those tax implications).

P2P lending is a legal business recognised by RBI: P2P lending platforms are legal and the RBI has categorised them as NBFC-P2P through a notification in August 2017. In October 2017, the RBI issued regulations for P2P lending. All P2P platforms are regulated by the RBI just like banks and NBFCs. So lending through P2P platforms is a legal business.

As long as it’s something I believe it and support, it’s a win – win. Companies I’ve been approached by in the last two years include John Hancock, Credit Karma, Discover, Capital One, MasterCard, and GM, just to name a few. It’s been so fun helping these awesome companies create their own marketing plans, whether through video or other online media.


The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. Using tools, software and systems, you can automate the delivery process so you literally don’t have to do anything to serve that audience. That’s super powerful.
A lot of people don’t even know about my life insurance business, but it’s a huge part of my success. Like my other big projects, however, I started it to help people. Over the years, I’ve seen so many people who are uninsured or underinsured. For whatever reason, they don’t understand the importance of life insurance. The main advantage of the residual income metric is that it measures excess return earned by a department in absolute terms. A positive residual income means that the department has met the minimum return requirement while a negative residual income means that the department has failed to meet it. Return on investment (ROI) is another metric which measures return in relative terms.

Real estate is the obvious choice if you are going to make money on your money. I personally am not at the point where I can do any of this in a meaningful way BUT my parents are and they now own a couple homes outright and are collecting income from them to power their retirement income. It makes a lot more sense for anyone that has a chunk of cash sitting in the bank and are planning on slowly drawing from it because you technically still have all that money in a property (or multiple properties) and can sell them if you really need the lump sum of cash but you’ll earn great interest payments until you do that.
