The second category of passive income is drawing on sources that do not require capital to start, maintain, and grow. My e-product is currently in development, but I think it could reasonably bring in 1/25 of my income in the first year with minimal promotional effort. If it takes off, maybe 1/5 of my income. Building that up so that I could direct all the proceeds to paying down student loans is a great incentive. I need to focus there, but I also have a few other non-traditional digital products in mind. I need to test the market there before expending too much time or energy.
Who cares, especially when very conservatively, the ultimate passive income includes a six digit or more base lease, plus an estimated additional six digits or more for rate increases and another six digits for more for various smaller and one bigger technology increase at 25 years. All four (base, rate, smaller and mega technology increases) combined, certainly could yield much more depending upon inflation, rate increases and technology increases?

Nice update. It’s great to see a FIRE blogger that actually uses risk management and true diversification in his portfolio, as opposed to the bogelhead 3 and boilerplate bla bla bla. It’s also nice to see someone who doesn’t have to make “all the money” as opposed to enough money. The point of buying stocks bonds debt real estate (and yes commodities) is to buy the security they provide and understand the security they provide. Security is defined as “freedom from danger”. You buy security with money but you become secure by controlling risk. Maybe at some point you could write something from the point of view of risk management as opposed to overpaying for alpha with undue risk as the currency.
However, with passive income, there is not a direct connection to time involved. Once the original work is completed, the income continues to come in as long as demand for the product or service exists. Each time a song is downloaded, the musician receives money as a passive income. They did not have to record the song again or do additional work for each download, yet they are paid for their original work.
