It’s my only property. I”m living in an SF rental and biding my time for a correction to buy again (maybe). One other thing I do like about the house is that there is dry powder in it that I’m paying zero interest on and can pull out to buy another house. I don’t know a lot of other ways to achieve that. I found this to be a fascinating and most helpful book. It was so motivating I'm already working on three new streams of income, and about to start a fourth. Forget net worth! Cash flow is much more important, particularly if you're retired. Only one slight criticism of the book. It's a bit dated, but those few parts make little difference to its overall value. If you're currently struggling with how you're going to survive after you retire, try Allen's approach. It will open your eyes.

During the trial, Karen offered proof that she and Brad had built the business together, and that the downline was the result of their joint efforts – not just Brad’s. Rentals, just like stocks, throw off cash. With rentals we call that cash “rent”, and with stocks we call it dividends. A significant difference however is that the S&P 500 has appreciated at ~6% per year (above inflation) for the last 100 years…..Real Estate has had almost 0 growth above inflation. So are rents higher than dividends? Maybe, maybe not. But unless you got one heck of a deal, the delta in rent over dividends will have a very tough time making up for the 6% per year difference in appreciation.

Depending on specialty, most of us can expect to be involved with a malpractice suit at least once in our career.  But what if you had 3 cases in the same year?  It is likely that you wouldn’t be able to continue to get malpractice coverage.  Or, if your malpractice is through a group, the insurance company may insist you be thrown out of the group or else the whole group’s rates will go up.  I know of at least one doc who was recently let go partly at the insistence of the malpractice insurance company.  Think your disability policy will cover this?  Think again.
