I also like the distinctions you make about the illusion of influence. I have control over most of my investments (real estate related) and have 10% in passive index funds. But I think as I continue to diversify, I like putting it into the two buckets of (1) I control (2) no control (stock market). I like that clarity. The illusion of control does add stress and hassle that detract from enjoying your life. Not worth extra returns to me.
The most underrated thing and the BEST part to me is; that hard earned traffic is given to you for FREE, people already know about Amazon, but people don't know about your website/blog/etc. There's easier ways to get more exposure with your product. You can rank your product on page 1 pretty easy and doing so will make your product viewed by hundreds of thousands of purchase ready customers. Real Estate Crowdfunding ($9,600/year): Once I sold my SF rental, it was natural to reinvest some of the proceeds into real estate crowdfunding to keep sector exposure. If you say its OK, then fine, but usually these things are bad news. I fell into one when I was young. Proof reading at home. They sent you a book on how to do it, & then a “LIST” of all the company’s that hired at home proof readers. Well, they sent me the book, which was fine. But, the list they sent me had nothing but company’s that only hired people with long time prior experience proof reading. So, it was useless to me. ;(


The Lake Tahoe property continues to be 100% managed by a property management company. It feels amazing not to have to do anything. I can’t wait to bring up my boy this coming winter to play in the snow! I could go up this winter, but I want him to be able to walk and run comfortably before he goes. Another great way to get started is to identify an area of interest you have. For instance, Robert Duff has been successful in building passive income by selling books on Amazon. Then, go out and start talking to people. Ask them, “What are you struggling with right now? What are your biggest pains? What’s something you wish existed that doesn’t?” That’ll give you some ideas about where to get started.
Here’s the truth: a successful business is something that successfully solves a problem. And that business can make more money in two ways: solving more people’s problems, or solving bigger problems. The cool thing about the EP Model is that sometimes these products don’t even have to be yours. You can generate income by recommending other people’s or companies’ services or products. This is called affiliate marketing. It’s actually how I’ve made most of my money since I started in 2008.
What spurred this blog post was an idea put forth by my friend at ESI Money in which he talks about how the first million is the hardest. ESI shares how his net worth growth has accelerated. The first million took 19 years of work (the clock starts when he started working, not at birth!) but the 2nd million took just 4 years and 9 months. J Money took this same idea and started at $100k, which took him 7yrs 11mos. Each of the next $100k milestones took close to 18 months each to reach.

If you need cash flow, and the dividend doesn’t meet your needs, sell a little appreciated stock. (or keep a CD ladder rolling and leave your stock alone). At the risk of repeating myself, whether you take cash out of your portfolio in the form of “rent”, dividend, interest, cap gain, laddered CD…., etc. The arithmetic doesn’t change. You are still taking cash out of your portfolio. I’m just pointing out that we shouldn’t let the tail wag the dog. IOW, the primary goal is to grow the long term value of your portfolio, after tax. Period. All other goals are secondary.
Additional income not only provides peace of mind, but it also means you need less money to retire on.  If your side business provides you $3000 a month, and you need $7000 a month to live on in retirement, you may be able to retire 5 or 10 years earlier than you otherwise might.  Instead of a $2.1 Million portfolio, you may only need $1.2 Million.  This, of course, assumes you’re willing to keep running the side business.
Or, there is another theory for your primary salary – generate enough to have a little excess cash flow, but do it at a place that you can work stress free and have time to dabble in other projects.  A good friend of mine has this setup – he works 10-5 and makes $50,000 a year.  This allows him to easily cover all of his expenses, but the shorter hours and flexibility in his job allows him to pursue his secondary income generating ideas!

Investing in bonds: Similarly, bonds are an attractive way to engage in passive income. Over a recent 45-year period, bonds funds, as measured by Vanguard Funds, returned 7.1%. Of course, there's no guarantee that investments in stocks or bonds will always work out well, investing in them is by far the surest way to generate money through passive income.
If you happen to be a photography enthusiast, consider selling your photos to stock-image websites like Shutterstock, Alamy, and iStockPhoto. The demand for high quality pictures in commensurate with the competitiveness of this business. So, if you find a niche (such as landscape photography or business photography) and establish yourself as an expert in it on even one site, you can certainly earn a lot of money in your sleep.
If you happen to have a blog that attracts a large, devoted viewer base each day, then selling branded products on it is an excellent way to make a little extra money. Things like t-shirts, posters, mugs, and bags that feature your brand name, or some witty copy that your niche may find attractive, will definitely find buyers on your site. You can also link up with affiliate marketers to drive more sales if the business seems to be working out.

My reasons for diversifying income are simple: I want to be able to quit my day job eventually. But your reasons may be different, maybe your job isn’t that secure or your co-workers are starting to feel the pressure. It really doesn’t matter why you diversify your sources of income, what matters is that you do it. Making money won’t happen overnight with second sources of income so if you wait until it’s too late you’ll be screwed.

There are dozens of ways to generate passive income. However, the option you select has to do with two metrics: time and money. Either you have a lot of time or a lot of money. You’re right Ed, it does require capital to get income from a rental property. However, I started hustling when I was a teen, baby-sitting, teaching younger kids the piano, doing homework with middle schoolers, being a French and Spanish tutor, none of which requires an initial investment. As do pet sitting, housekeeping, lawn mowing, house painting, and many gigs around.
Learn, learn, learn: Develop new skills that you can eventually turn into a side business. Acquire knowledge that you can use to start up a side business or that can help you intelligently invest your money in assets that generate passive income. Passive investments include: residential rental properties, commercial rental properties, TICS, triple net leases, seasonal rentals (beach areas, ski resort areas, lake front areas), equity investments (stocks, bonds, mutual funds), annuities, permanent life insurance, royalty-generating property (timber, oil and gas), boat rentals, etc.
Passive income is the gap in my financial plans at the moment. I started investing nearly 2 years ago but I’m so close to the beginning of that journey that I don’t quite see it as making income yet. I am a very hard worker and am willing to do whatever it takes to make a substantial income but my questions for you is how could I do this at college? How could I generate enough income from multiple sources of flow that will keep me afloat for years to come? I am in desperate need for help. Another option: Consider starting your own real estate investment group. This is a great way to team together with other small investors, either via pooling your money together or simply by learning from eachother. 3) Start as soon as possible. Building a livable passive income stream takes a tremendously long time largely due to declining interest rates since the late 1980s. Gone are the days of making a 5%+ return on a short-term CD or savings account. Today, the best 12-month CD is at 2.5%, and the best money market rate is around 1.85%, which is not bad considering such rates were below 0.5% just a couple years ago. Know that every $100 you save can generate at least $2.5 in passive income.

When you build a business, you're giving up active income (instead of working for pay, I'm volunteering at my own business) for future active and passive income. In the meanwhile, you'll need a way to pay for your expenses. It could be that you're building a business on the side, so you still have a day job, or you're living on those savings. Either way, you need a cushion.
As for passive income, when I went FIRE 12 years ago now, I was totally obsessed with passive income, but for same reasons as you have mentioned I soon changed my mind. I am now obsessed with taxes and income/capital gains that does not require me to work. It is all about deferring taxes as long as possible while having enough income for lots of travel (living it up, haha). Besides rental income, my passive income includes 3 small pensions. So I am paying annual taxes on that too. Together rental and pensions are enough to live on comfortably.
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by ~$12,500 a year and the municipal bond portion should boost income by ~$18,000 a year after tax ($26,000 pre-tax). Therefore, total passive income gets a ~$38,500 lift, which recovers over half of my $60,000 loss from selling the house.
It’s outdated as far as referencing information contained within. It’s just detailed enough to make you feel like your getting some good information but in reality since the links don’t work your really getting nothing except some information that you then have to find detailed answers elsewhere, to bad they turned off their website with that supposed information. I also emailed the company for links for these detailed answers that they left me wondering and they never replied. I would pass on this book unless you want to get a general idea of some things to look at doing but they are not worth the read since they failed to uphold their website that had more information.
Two months into my work hiatus and I’m doing well. I’ve made a little bit more than I’ve spent and I’ve worked about four hours a day on average. Ultimately, I’ll know I’m ready to make the permanent jump to a 4 day work hour when my passive income plus side incomes equal my day job income.
