If you’d prefer to skip the startup phase, you might want to buy a blog that’s already built and earning revenue. This is actually pretty easy to do as a lot of people start blogs, and then get bored with them. Getting a blog going is a labor-intensive process, and it’s not uncommon for people to give up before they’ve reached their full potential.
In 2017, I ended up deploying roughly $611,000 into stocks and $604,327 into municipal bonds. The stock allocation should boost dividend income by ~$12,500 a year and the municipal bond portion should boost income by ~$18,000 a year after tax ($26,000 pre-tax). After reading this I feel like it’s time to take the plunge, I need to start a blog, I have so many ideas and even course ideas. I want to get away from the paperwork that plagues our healthcare system but not leave the field so the blog just might be the answer. I’ve been a landlord for 15 years now, great investment for sure, renters paid for the down payment of our house and should hopefully help pay for our kids college. I’d love to have one more! 3. Rent - Being a landlord is fabulous. You get rent for the rest of your life on the asset that you have created. This type of income also can grow if your property is good, well maintained. The growing income is a hedge against inflation. If you can earn rent to pay for your living expenses every month, you can be very close to achieving financial freedom!
The first thing to do is figure out what you are good at and more importantly, what you enjoy doing. You may be able to type extremely fast. Maybe you have excellent negotiation skills. You may be great walking dogs and enjoy the needed exercise. Maybe you have a knack for growing gardens that homeowners in your neighbourhood covet. Tons of people are out there who do not possess the skills you have. You may have a needed skill that can generate a lucrative income in your spare time.
The rationale for the residual income approach is that it recognizes the cost of equity capital in the measurement of income. Accounting net income includes the cost of debt (i.e. Interest expense), but does not reflect dividends or other equity capital related funding costs. This means that accounting income may overstate returns from the perspective of equity investors, conversely, residual income explicitly deducts all capital costs.
It’s my only property. I”m living in an SF rental and biding my time for a correction to buy again (maybe). One other thing I do like about the house is that there is dry powder in it that I’m paying zero interest on and can pull out to buy another house. I don’t know a lot of other ways to achieve that. You’ve probably heard of affiliate marketing before – it’s when you earn a commission by promoting a product. The product you promote online should be something you’re knowledgeable about and that you believe is high quality. Common sense, right? You’d be surprised by how many affiliate marketers forget that principle, but that’s a whole other story.
Generating multiple streams of income can have a major impact on your finances. Even an extra income of $500 each month could go a long way towards paying down debt or increasing your investments. We often hear about the importance of diversifying our investments, but diversifying our income streams is just as important, particularly in difficult economic times.
Keeping it empty — not a bad idea, especially to save taxes. I am thinking of living in my bigger unit for lifestyle and tax reasons. But check with your insurance company. Sometimes the rates and coverage are different for vacant property, and there are requirements for regular inspection. In my city, there is also a local property tax fee for holding vacant rental property due to the housing shortage.
Blogging is a great way to stream in income. Some consider blogging as a passive income source and they are pretty much dead wrong. It takes a lot of hard work and time to build your blog into a viable business. It is not a good get rich quick scheme, but with time and patience you can easily earn a full time income and even exceed what you make at your full time job if you are really good.
You can uses tools such as Wordpress for your website platform. MailChimp to collect email addresses. Clickfunnels to create funnels and landing pages that are completely automated. Stripe to process payments. These are just a few tools I use but there are many more options for each part of your business. Find the ones that work for you and help you create systems. Think about it. If you are saving for retirement, you are trying to save enough in investing to generate enough income to replace your primary salary. Let’s take my friend’s example above: $50,000 a year. We pitched to an angel investor group. They were very excited about the idea but wanted to know who amongst us (doctor, accountant, salesman) was doing the coding. When they heard we were outsourcing it, the wind went out of their sails immediately. They did want to meet with us again once we brought a coder on board but that person proved elusive to find. You can partner with a rehabber who uses your capital for a short-term in exchange for an interest rate that is mutually agreed upon.

It won’t be easy, but it will be worth it. It’ll require a tremendous amount of your time and energy on the front end in order to enjoy the benefits of reaping years of income on autopilot. The best part? Passive income is addictive. Once you have one stream online, you’ll search for more.
Nice update. It’s great to see a FIRE blogger that actually uses risk management and true diversification in his portfolio, as opposed to the bogelhead 3 and boilerplate bla bla bla. It’s also nice to see someone who doesn’t have to make “all the money” as opposed to enough money. The point of buying stocks bonds debt real estate (and yes commodities) is to buy the security they provide and understand the security they provide. Security is defined as “freedom from danger”. You buy security with money but you become secure by controlling risk. Maybe at some point you could write something from the point of view of risk management as opposed to overpaying for alpha with undue risk as the currency.
Finally, make sure you can service multiple types of clients. This is the best egg to have. Even for something as simple as a dog walking business, you can service multiple types of clients. For example, you can offer a puppy walking service and an adult walking service. You can have weekends at the park services. You can offer to take the dog to the groomers. Try to meet client’s individual needs.
The reason I consider dividends artificial and believe they don’t matter is because you can just as easily reinvest your dividends. If a stock is worth $100/share, I don’t care if it issues a $1/share dividend or if the share price instead increases to $101/share – either way, I have the same amount of money, because there’s no difference to my net worth whether I take the dividend or sell part of a stock.
