When you build a business, you're giving up active income (instead of working for pay, I'm volunteering at my own business) for future active and passive income. In the meanwhile, you'll need a way to pay for your expenses. It could be that you're building a business on the side, so you still have a day job, or you're living on those savings. Either way, you need a cushion.
The most underrated thing and the BEST part to me is; that hard earned traffic is given to you for FREE, people already know about Amazon, but people don't know about your website/blog/etc. There's easier ways to get more exposure with your product. You can rank your product on page 1 pretty easy and doing so will make your product viewed by hundreds of thousands of purchase ready customers. Just like any industry, there is good and not so good. The good part of passive income is that it can lead to multiple streams of revenue. Entrepreneurs understand more income sources means a more stable business and more room to grow. Implementing passive income strategies creates exciting possibilities and opportunities. Passive income sources allow me to have freedom and financial security in my life and business. I can spend my time traveling or writing, knowing that I'm stilling making income.
Good suggestions. I have many of these. One word about the “app” idea. I had a great idea related to personal taxes that I tried to get off the ground with my accountant as a partner. I would say it’s difficult to do this unless you have a coder on your team. Hiring someone is not really viable financially unless the app is simple. When we finally got the quote for a coder to write what we wanted (and after doing lots of mock ups ourselves and getting a demo for investors) the estimate was about 750k just to really get started.

Loss of your job as a physician often means an expensive relocation to another city due to non-compete agreements.  It may also mean 6 months without income as you get a medical license, a DEA license, and/or go through the credentialing/privileging process.  You may have to sell your house at a loss or even liquidate investments in a down market to tide you over through a period of lost income.  Because of this, employers have an advantage over you in negotiations.  But if you have multiple streams of income, you don’t have to play by their rules and you retain negotiating advantage.  This is your F-You money because it allows you to say “F-You” to the employer and walk away from the job.  You know there will still be money coming in every month even without your main job.

We have decided to invest in 2 ETFs, a multi asset allocation ETF (Fixed Inc, alts and div paying equities) and a preferred stock ETF. This will cover almost 45 percent of our deficit. We will be extremely diversified, can access the markets at a very low cost and the investments are liquid. Peerstreet – This residual income option is slightly different, helping you earn money using real estate backed loans instead of the property itself. By helping fund the loan, you’ll earn a percentage of the interest rate charged to the borrower. Most loans are short-term, generally lasting between 6 and 24 months. DDM and FCFE models measure value by discounting a stream of expected cash flows. The residual income model starts with a book value and adds to this the present value of the expected stream of residual income. Theoretically, intrinsic value derived using expected dividends, expected free cash flow to equity, or book value plus expected residual income should be identical but this is rarely the case. It may be helpful though, to use a residual income model alongside a DDM or FCFE model to assess the consistency of results.
Building a website still remains a viable way of earning passive income online despite it being such a competitive venture. I’ve never invested in real estate (except to live in), but am always intrigued by communities like FS who seem to have such a passion for it. The book is not bad but it's not that great either. Think of it as an idea book in which you see him mention something and then research it futher. The rambling just becomes too much as you move along to the point where it becomes annoying to read. The tone the author uses is very nonchalant and he doesn't really explain anything. Ideas are just thrown out.

The obvious way to earn a second income is to get a part-time job. If you are not currently working, this is an excellent way to start as it gives you the freedom and flexibility to start other passive income opportunities.  The other option is to simply work from home full time which frees up commute time so you can focus on building more income streams.

The craziest part of this was I’d wake up in the morning and there would be more money in my bank account, from people who had bought my book overnight. When you think about it, an online store that sells something that’s digital is something that’s open 24 hours a day, 7 days a week, 365 days a year. A REIT is a company that owns, operates or finances real estate and allows anyone to invest in portfolios of real estate assets, the same way as stocks: you can purchase individual stock or exchange-traded fund (ETF). You can then earn a share of the income produced through the real estate investment without having to own, manage or finance a property.

Finally, make sure you can service multiple types of clients. This is the best egg to have. Even for something as simple as a dog walking business, you can service multiple types of clients. For example, you can offer a puppy walking service and an adult walking service. You can have weekends at the park services. You can offer to take the dog to the groomers. Try to meet client’s individual needs.

For those willing to take on the task of managing a property, real estate can be a powerful semi-passive income stream due to the combination of rental and principal value appreciation. But to generate passive income from real estate, you either have to rent out a room in your house, rent out your entire house and rent elsewhere (seems counterproductive), or buy a rental property. It’s important to realize that owning your primary residence means you are neutral the real estate market. Renting means you are short the real estate market, and only after buying two or more properties are you actually long real estate.


Case Schiller only tracks price appreciation of RE. RE as rental investment vehicle is measured primarily on rental yield or cap rate or some other measure. Price appreciation in that scenario is only a secondary means of growth, and arguably should be ignored as a predictor of returns when deciding on whether or not to invest in rentals. More important key performance indicators for rentals are net operating income and cash ROI. Appreciation, if it occurs, is a bonus.
