I also like the distinctions you make about the illusion of influence. I have control over most of my investments (real estate related) and have 10% in passive index funds. But I think as I continue to diversify, I like putting it into the two buckets of (1) I control (2) no control (stock market). I like that clarity. The illusion of control does add stress and hassle that detract from enjoying your life. Not worth extra returns to me.

The only thing I have managed to do from Sam’s list is getting a fixed rate bond (CBS is having a 5-year fixed rate at 2.01% – not great but the best I could find ). Don’t know if the FIRE movement will ever take off here but would love to trade tips/ideas on how to reach FI and have the freedom to consider alternative rythms to living.
In my situation, I knew that I would be leaving San Diego and quitting my job many months in advance. I knew when we’d be leaving but I didn’t know where we’d be heading(since my fiancee was applying to med school). That really forced me to think outside of the box and come up with some unique ways to make money, independent of our future location. I could have sat back and hoped that she got into a school in a city where I could find work as an engineer but I didn’t want to rely on chance.
(1) You don’t seem to be into REITs much. Private or public traded. Personally I find high-quality retail REITs quite attractive at today’s valuations. One of my favorite public REIT today is Simon Property Group (SPG). IMO they are being short-changed by the market today – yielding nearly 5%. I am happy collecting dividends! Have you considered non-traded REITs? I have been intrigued by Blackstone’s BREIT (core real-estate). It looks like a very safe bet but I haven’t invested in it yet. I’d have to open a wrap-fee account with a broker to be able to invest in it.

Camps, ski resorts, cruise ships, airlines, expeditions etc all may have need for part-time or full-time medical expertise.  Part of the compensation may be taxable income, or it may simply be opportunities.  For example, I work at a ski resort several days a month.  I take runs and a P.A. sees the patients.  If the P.A. needs me, I’m there in 5 or 10 minutes.  If they don’t, I get a free day of skiing in for my family and friends.  At the end of the day, I sign 4 or 5 charts.  Sure, it’s not much money (perhaps the equivalent of $100-200 a day in lift tickets and meal discounts), but it’s still an income.  When engaging in this type of work, look carefully at the liability issues.
One of the benefits of the time we live in is all the software and technology we have available. If you want to scale a business that’s bigger than yourself, you’re going to need systems in place to get you there. These systems should involve automating as much as you can. The less involvement of you in the day-to-day means you have time to focus on the big picture strategies that help your business grow. 
If retirement is a goal of yours (and who doesn’t want to retire someday?!?), it’s important to learn how to start investing. In fact, funding your retirement accounts should be at the top of your list. While these accounts won’t help your immediate situation, by stashing cash now, the residual income they create should help propel you through your golden years.
Hey Sam, I always enjoy these updates. Your passive income portfolio is very inspiring. I’m 26 and still have a long ways to go to reach FI. We purchased 2 rentals in 2017 in order to start building our semi-passive income. In 2018 I believe we will focus on debt pay down and putting more into our after tax investment account. Were also saving up in a MM account for the next real estate purchase.
I’ve never invested in real estate (except to live in), but am always intrigued by communities like FS who seem to have such a passion for it. My intrigue stems back to my earlier comments that the long term trends in appreciation in real estate are simply not very competitive versus equities, despite what Robert Kiyosaki had to say in his book, Rich Dad, Poor Dad.
Now, all that said, if capital (savings) grows faster than the growth of the economy, those with savings will see their wealth grow at a faster rate than those who rely on the growth of their income. While this is not an extension of Piketty's argument (you can't take an idea that applies to a population and a whole economy and boil it down to the individual like this), it's not an unreasonable conclusion to take and apply to your own life. (Piketty does talk about this on an individual level, but says it's more impactful for billionaires vs. millionaires – though we have limited data into individuals)

One interesting problem that arises though is with online work, that is, work performed via the internet. If one does not reside in one’s home country while doing it it might be considered illegal (so check on all those tax implications).
While it sounds like an ideal income stream, there are more specific benefits of residual income. For instance, unlike a salary, someone does not need to remain tied to the same location in order to earn income. He can move halfway around the world and still make the same residual income as he would if he stayed in the same location as his business.
For example my business is a LLC taxed as a S corp. I am active in it and my wife is not. She owns half the company because she fronted the money to start the company (but is not active at all in the business). I get paid a W2 salary for my work I put into it and any profits are distributed to my Wife and I as “dividends”. However the dividends are still taxed as active income at the higher tax rates.

The appeal of these passive income sources is that you can diversify across many small investments, rather than in a handful of large ones. When you invest directly in real estate, you have to commit a lot of capital to individual projects. When you invest in these crowdfunded investments, you can spread your money across many uncorrelated real estate ventures so individual investments don't cause significant issues.

Mike, I don’t consider the income from FS to be passive, as I’m spending time commenting to you right now. But since 75% of my traffic comes from search, the most traffic I would probably lose is 25% for probably a year. And then my search word rankings would probably slowly fade given frequency of posting new content is one of the search algo variables.
My e-product is currently in development, but I think it could reasonably bring in 1/25 of my income in the first year with minimal promotional effort. If it takes off, maybe 1/5 of my income. Building that up so that I could direct all the proceeds to paying down student loans is a great incentive. I need to focus there, but I also have a few other non-traditional digital products in mind. I need to test the market there before expending too much time or energy.

Creating multiple streams of income does not mean get a second job to supplement your current income. A second job does not provide you with the flexibility and freedom to increase your income. In fact, it can hurt you when you think about it. You are trading time for money and in the long run, you lose. Instead, create something that will allow you to give yourself a pay raise when you need and want it.

It is very important to understand that contacting a “professional” to learn how to do this only results in them trying to sell me crap properties (whether high end or low end). I’ve tried contacting realtors out of state, and they attempt to sell me crap or someone else’s problem. No one has a vested interest in actually helping someone or teaching them about how to get an out of state rental. very frustrating. I could go out tomorrow and buy a rental in my city, but that is the last place I want to own one. Anyone? Are there an real people on here?


While compiling this list, I did my best to avoid scams, and stick with practical ideas that work. I have tried many (but not all) of these ideas. Some of these helped me earned a few dollars here and there, but there are some that helped me earn extra money on the side every single day — and some are still providing me with revenue! Note that not all ideas will fit your skills and abilities. What works for you depends on your abilities and your current financial situation.

I live in Chicago, and I need to buy a quality rental to hold long term somewhere but I have no idea where, and I really don’t want to buy in Chicago. Chicago is insanely corrupt and in HUGE debt. I cant leave Chicago in the near term, I take care of an aging parent, and if I left, my salary would drop by 50%. Id still like to diversify into a rental property.. but I feel that if I just call up a stranger, they’d attempt to sell me their best pig with lipstick, and pressure me to jump on the deal before someone else ‘stole’ it. I have no problem hiring a property inspector from a different city, but don’t want to waste hundreds of dollars if the agent is steering us towards crap property after crap property. I’m looking for broad advice. Any constructive reply appreciated. Thanks guys.
