P2P Lending ($1,440/year): I’ve lost interest in P2P lending since returns started coming down. You would think that returns would start going up with a rise in interest rates, but I’m not really seeing this yet. Prosper missed its window for IPO in 2015-16, and LendingClub is just chugging along. I hate it when people default on their debt obligations, which is why I haven’t invested large sums of money in P2P. That said, I’m still earning a respectable 7% a year in P2P, which is much better than the stock market is doing so far in 2018!
The first time I did affiliate marketing was way back in the day on my architecture exam website. I connected with a company that sold practice exams, which gave me $22 for every person who bought one of their exams via my site. Since then, I’ve generated over $250,000 simply by recommending that product alone. Again, this is a product that was not mine, but one that has still been helpful to my audience. This was all done with thousands of visitors a month. Not millions, or even hundreds of thousands.

The thing is, I’m not talking about buying brick-and-mortar buildings. I tried that many years ago with my father-in-law, and with devastating results. It’s not impossible to figure out, I have many friends who have taken a concept to market. Don’t overlook an invention as a fantastic means of attaining passive income.

That strategy seems waaaayyyy less risky than actively picking stocks of supposedly “reliable” stocks that issue dividends, which could be cut at any time due to shifting industry trends and company performance. Dividend investing feels like an overly complex old-school way of investing that doesn’t have a very strong intellectual basis compared to index investing.
That income is considered residual income because as long as the apartment is rented and the rent is collected, the income is earned without additional effort. The effort came when the property was purchased and a tenant was found. Each month after that, the money automatically is paid without buying the apartment again or finding the same tenant each month.
The first application of residual income, the remaining money after debts are paid each month, is relevant when analyzing a person's financial status or ability to qualify for financing. The second application, the more widely recognized meaning of residual income, is money that is received on an on-going basis for work that is completed once. This form of income allows the recipient to generate revenue that is not based on time limits. Residual income is the foundation for wealth because it offers flexibility in earning and maximizing income. It also allows income to be generated long after the work has been done.
Whether you choose to invest in just one of these modern REITs or both, keep in mind that since they’re private funds and not stocks, you won’t be able to easily liquidate your investment and access your cash right away. Depending on your investment, plan to see your money tied up for anywhere from six months to five years. However, you’ll most likely still receive monthly or quarterly payments, depending on which investment opportunity you select.
People's lives these days are so fast paced that multitasking has become the need of the hour. That explains why podcasts have suddenly become so popular; they allow people to get information or entertainment while they're in the middle of commuting, working out, cooking, or something else. Podcasts are easier to create than YouTube videos and can be shared just as easily on iTunes. Just select a topic that you're well-informed or passionate about, and start a podcast around it, it's that simple.
Online learning platforms have become extremely popular in recent years with people using platforms like Coursera, Lynda, and Udemy for learning courses about their specific interests. If you are knowledgeable in any field, whether it's web programming, photography or digital marketing, you can create a course on platforms like Udemy or Unacademy and earn money when users register for them.

I’ve obviously been experimenting with this one.  While this blog may not be exactly breaking records for income, it does bring in money, and hopefully, more as time goes by.  There are plenty of full-time bloggers out there supporting families on nothing but website advertising income.  I know several bloggers making $1000-3000 a month from their blog.
I think you should use Financial Samurai to raise your passive income. You’ve already proven that you writing 3 articles a week is enough to not only sustain the site but grow it. Why not have more guest writers post articles? Since you started with the extra post each week I’m guessing traffic is above your normal growth rate. Leverage that up with more posts and my bet traffic will continue to grow.
With that being said it's pretty hard to get traffic quickly, but you've heard of Amazon FBA you can sell products on their website and basically steal their traffic for your own benefit. This is my main source of income, it's completely online, I get a lot of questions like "do the products go to my house?" no, you never see them. and for the amount of effort I put in, I mean it's pretty easy honestly, I hate to say that though. Nothing gets rich quick, it does require work) but in terms of every way to make money online, this is probably the fastest and most scalable way to generate full-time income in my opinion. Basically what I do is source products from China in bulk (DIRT CHEAP) let's say I buy 200 units for the price of $2.50, and I send it to Amazon's fulfillment centers and I list those products for $15, I make a $12.50 Profit Per Unit I sell. I have a lot of days where I make $150 a day, I sometimes wake up in the morning with 50$ profit, etc. I've searched a lot of different ways of making money online, (cash apps and surveys included). Affiliate Marketing works, but like I said before, you need traffic and that's tough to get for an average person.
I think it’s funny how 1500 is the amount of extra income you mention because that’s what I’m shooting for! If I can make that much more each month to supplement my regular income, I will have almost all of my school debt payed off in one year! I’m really motivated. I use Mechanical Turk with Amazon to perform menial task and get a few extra bucks. I also use Varolo which is a fairly new idea. I really think it has potential. If you don’t mind me promoting it, here it goes.

Nice update. It’s great to see a FIRE blogger that actually uses risk management and true diversification in his portfolio, as opposed to the bogelhead 3 and boilerplate bla bla bla. It’s also nice to see someone who doesn’t have to make “all the money” as opposed to enough money. The point of buying stocks bonds debt real estate (and yes commodities) is to buy the security they provide and understand the security they provide. Security is defined as “freedom from danger”. You buy security with money but you become secure by controlling risk. Maybe at some point you could write something from the point of view of risk management as opposed to overpaying for alpha with undue risk as the currency.

I guess I just don’t understand why the specific importance of focusing on “dividends” instead of focusing on the total return of your investment, including stock appreciation. I don’t really care if a company decides to issue a dividend or not; presumably, if they don’t issue a dividend, then they’re doing other things to increase the value of the company, which will be reflected in the stock price of the company. As an investor, I can make money by selling a percentage of my holdings or collecting dividends, and I don’t really care how that’s divided up – it’s an artificial distinction.


Some good writing here! I am a realtor myself and frequently get in touch with clients that consider buying a realty estate a conservative of investing. I once heard of a transport company in Vienna, Austria, which focused their entire profit on buying eventually every house available in the downtown for about 80 years. That must be some of a passive income!

Came to the U.S. as an immigrant in 1968 from a poor Asian country with only $100 in my pocket. Took advantange of 401-K savings plan by contributing 10% of my pay. My employer matched the first 6% savings (50 cents/dollar saved). Did not know anything about investment so 100% of 401-k money was invested in index 500. No other savings except 401-K. Retired in 1999 at 55 years old with about $1.2 million in 401-K and $450,000 lump sum pension which I rolled over to IRA. I invested this money in bonds and only buy equities (small cap index) whenever value drop to at least 50% of its high. I made a lot of money by investing in small cap index (ticker, IWM). Because of the risk involved, I don’t buy individual stock.
This world is a dangerous place to live, not because of the good people that often act in irrational and/or criminally wrongdoing ways within the confines of their individual minds, core or enterprise groups, but because of the good people that don’t do anything about it (like reveal the truth through education like Financial Samauri is doing!). Okay, so if I haven’t discouraged you yet, and you’re still reading, then congrats. You’re likely one of the few that will see things through when it comes to setting up passive income streams. It won’t be easy, but it will be worth it. It’ll require a tremendous amount of your time and energy on the front end in order to enjoy the benefits of reaping years of income on autopilot. The best part? Passive income is addictive. Once you have one stream online, you’ll search for more.
It’s my only property. I”m living in an SF rental and biding my time for a correction to buy again (maybe). One other thing I do like about the house is that there is dry powder in it that I’m paying zero interest on and can pull out to buy another house. I don’t know a lot of other ways to achieve that. I don’t have a traditional job, so the house is my only source of loans currently which I’ve been using to fund my 4-yo company.
Unfortunately, I can’t answer that conclusively one way or the other. It all depends on you, what you like to do, your work ethic, personality, etc. If you are a good writer perhaps you could write a book and make money that way. Or, you could start your own website and do affiliate marketing. Just because you are young it doesn’t mean you can’t make money doing at least a few of these ideas. I own several rental properties in the mid west and I live in CA. I have never even seen them in person. With good property management in place (not easy to find but possible) it is definitely possible to own cash flowing properties across the country. Not for everyone and not without it’s drawbacks, but it seems to be working for me so far. I’m happy to answer any questions about my experience with this type of investing.

What’s also really important to realize here is that when I took the exam I was teaching people to study for, I didn’t get a perfect score. In fact, I didn’t even get close to a perfect score. I passed. But I also knew a lot about this exam—way more than somebody who was just getting started diving into studying for it. And it was because of that, because I was just a few steps ahead of them, that they trusted me to help them with that information. Most of all, I just really cared about those people, because I struggled big-time with that exam myself.

Here's another example. If a person owns apartments that are rented out at a profit, they earn money each month without working a specific number of hours. If the owner earns $100/month net income from each apartment, the determining factor is how many apartments they own, not how many hours they work. Therefore, they may own 1 apartment and make $100 net income each month, or they could own 500 apartments and make $50,000 ($100 per apartment) each month.
